With so many realtors to choose from, how do you know which realtor is the right fit for you and your family.  Following are the top 10 things to look when making your choice. 

1. GO WITH THE PRO - The term realtor identifies a real estate professional who is a member of the CANADIAN REAL ESTATE ASSOCIATION of realtors and subscribes to its strict code of ethics. 

2. EXPERIENCE COUNTS - Ask how long they've been licensed and how long they've worked in the area. 

3. GET REFERRALS - Past clients are often a good source of reference. Get as many details as possible about their buying or selling experience. Choose a sales associate who has built a reputation, has testamonials and a good track record. If your selling, look for sold signs in the neighborhood.

4. THINK LOCALLY - Look for sales associates who are familiar with the area. 

5. USE THE RIGHT TYPE OF REALTOR - Choose a sales associate that understands a clients needs and the business. One that protects you from any hidden defects. Choose a sales associate that will represent your best interest as a negotiator and facilitator when buying or selling a property. 

6. STAY IN YOUR RANGE - Whether you are buying or selling, choose a sales associate who is knowledgeable about what is available in your price range. 

7. INTERVIEW CANDIDATE - Visit an open house to observe sales associate. Ask if they are familiar with the area. Ask questions to see if they are informed and knowledgeable in all aspects of the busines. Did they show the home in a professional manner and did they seem enthusiastic and were they easy to communicate with. 

8. DON'T LET SALES ASSOCIATE BUY YOUR LISTING - Choose a sales associate who can get the most value for your money. Statistics show that properties which are overpriced when they are listed stay on the market longer and sell for less than if they had been properly prices from the start. 

9. AGREE ON EXPECTATIONS - Ask sales associate what they will do to sell your home. If buying a home, a sales associate should explain to you how often they will supply you with listings and how many hours you should expect to see them in a week. Choose a sales associate who is there for you every step of the way. 

10.  LOOK FOR A PERSONALITY MATCH - Whether you are a buyer or seller, you will be spending a lot of time with your sales associate and it should be someone you feel compatible and comfortable with.
